Gone are the days of getting a listing, posting it up on the MLS system and calling that marketing. With the advent of the digital world comes a plethora of new and exciting ways of getting your word, product or home out there for the world to see. How is your home being promoted? Is your agent doing all they can for you?

As a seller, it would be in your best interest to find an agent that can tick off all of the boxes of what you are wanting and more importantly, needing.

Here are a few items to keep in mind when asking your agent about what services they will provide:

#1. Listening: Communication in every relationship is paramount. Is your agent listening to your needs? Are you getting YOUR message across about what you are wanting or needing from your Real Estate Agent. Are you having a frank discussion about what can be expected and what’s realistic when it comes to marketing your home?

#2. Delivery: You know that old adage “Do what  you say and say what you mean”? Make sure that your agent is delivering on their marketing promises.

#3. Innovation: Is your agent “up with the times”? Make sure that their methods are providing more than just the bare minimum.

#4. Tools of the Trade: Are the technology or marketing means being used relevant in today’s world? Are the platforms that they use making an impact or merely taking up space on the interwebs? Are they relevant to the sale of your home?

#5. Audience: Who are your agents targeting? Are the ads focusing on the correct audience? Is there a specialized audience that is being missed?

#6. Mobility: 51.2% of all internet activity is done via mobile phone or tablet. Is the advertising that is being done for you translating through these devices?

#7. Accountability: Following up with promises and giving progress reports help keep you in the loop of what’s going on with your listing. Sharing is caring.

#8. Feedback:  If your needs are not being met during the client/agent relationship, have the discussion. Giving honest, constructive feedback to your agent is always appreciated and helpful.

#9. Bells and Whistles: It is awesome to have all of the latest in technology at your disposal and be able to offer all of the things, but what is going to work best for your target audience? Make sure that the technology being used isn’t confusing or so elaborate that you or the people who might be interested in your home get frustrated. Sometimes less is more.

When choosing your realtor, make sure that they are doing their best for you, delivering what they are promising and keeping things realistic and obtainable.
